Information about tabo in Turkey

There are several types of tabo property bond in Turkey, depending on the sex of the drug, the most important of which are:

1. Agricultural Tabo in Turkey

In the absence of such information in the tabo bond, this means that the property in question has not yet been granted full ownership or mortgage right.
If the number of the independent section, its location, share of the land and other information of its territory, and its sex, is stated that it is a reconstruction land, it means that the property has been granted a right of approval, and if the sex of the property is mentioned as a building, villa or apartment, this means that the property in question has been granted the full property right, as this is known by reference to the type of cook. Full ownership, mortgage or transitional ownership.

6. Housing Approval
It is the approval issued by the municipality for buildings that are constructed according to specific criteria, and it is established that the building in question was constructed according to the approved construction project. In order to obtain housing approval, the standards imposed by the state, such as a fire and emergency ladder, the construction must be earthquake-resistant, and adequate fire records must be provided within the building, etc.
The task of obtaining housing approval lies with the contractor or construction company implementing the project, and after obtaining housing approval, all buyers' bonds are converted into fully owned bonds.

7. Transitional TitleDeeds - Participation Bond
Transitional property: The right of ownership of the property for a specified period of the year, for example, the transitional property of the property is limited to 7, 10 or 15 days of the year.
It means: buying a property in partnership with the period of use of this property, which is common in holiday properties and the like, and the owner enjoys all property rights from the sale, lease and waiver of his right to other persons.

8. Joint Land Registry - Tabo Document in Turkey
The Joint Real Estate Register (Tabo) is a modern procedure in which the property is registered in the name of more than one person at the same time, and this application is one of the new investment tools in the Turkish real estate market, where more than one person can own the property itself.
In this type of real estate registration restriction, the property is registered in equal or different proportions between the partners as they wish.

9. Commercial Land Registry
It is the record to be obtained, if the property is for business activities and activities. Properties of this type include offices, shops, stores, and similar shops and other commercially used properties.
Housing that has been converted from housing to commercial use is also important, so it is very important that the purpose of the use of the property be recorded on the land registry, and the words "real estate business register" must be recorded on the records of properties engaged in commercial activities.

In such cases, a change in the type of property must be made in the property registers, in order to avoid future problems during the payment of fees or taxes related to the property, and this can be done by reviewing the municipality to which the property belongs.
Another important and necessary thing to pay attention to is to obtain the crisis license for the property that is owned, namely, the license and permissions such as: floor ease permit, floor property, and must be ascertained in the case of residential buildings.
This is absolutely necessary, especially if the property is purchased using a mortgage from the bank, where financial fines are applied to apartments for which the floor property license has not been issued, and the real estate registry departments can be reviewed to consider and check the validity of this license.
The real estate register is regulated by clearly noting the name of the registrar, the size of the property, the location of the property, the type of property, the placement of the shares in it, and the shareholders and shares in it.
All modifications made in the property's land registry, if any, must be recorded, as well as the serial number and date of returnto the property.
The municipality to which the property records belong, and the real estate registers department of this property, should be reviewed for other additional conditions if they exist.

Land Registry Fees - Tabo Fees in Turkey

The Land Registry fee (Tabo) is an important item to consider before buying the property, because it is not a small payment, which amounts to 2 percent of the price of the property, which is imposed by the state both the seller and the buyer.
Although there is no clear and explicit text in this context, the fee is usually charged to the buyer, i.e. the buyer pays 4 percent of the total value of the property as a real estate fee, for example: if the price of the property is 200,000 TURKISH lira, the tabo fee will be 8,000 TL!
This amount must therefore be taken into account, and the agreement is in advance between the parties, on how to pay it clearly between the seller and the buyer.
In the case of an intermediary between the seller and the buyer, the commission to be obtained by the broker must be determined, in addition to the expenses incurred when paying the sale fee.
